I manage residential property across the Peninsula — single-family homes, condos, townhomes, and apartments under 25 units — for owners who want a manager who's responsive, honest, and easy to reach. I also manage commercial real estate with a specialty in industrial condos: managing, leasing, and selling them. On the brokerage side I represent buyers and sellers across the Peninsula, and I work closely with fiduciaries and trust officers on real estate held in trusts and estates.
Background
I studied finance at Santa Clara University and graduated in 2008. Before SC Properties, I spent a few years in Bay Area commercial real estate and in technology sales at Box. I joined SC Properties in 2016, and today I manage 77 properties and roughly 250 doors.
While in college I spent a semester studying abroad in Copenhagen, Denmark. I live in San Mateo with my wife and two kids, and I'm a member of the Olympic Club. Outside of work you'll find me golfing, gardening, or spending time with my family up in Sonoma.
How I work
I treat every client's property as if it were my own. My biggest objective is placing well-qualified tenants — people who pay rent on time, take care of the property, and don't create a nuisance. Evictions are sometimes necessary, but I go above and beyond at the screening and vetting stage so that an eviction is rarely the outcome of a tenancy. Day to day, it comes down to three things: responsiveness, honesty, and clear communication.
On HOAs: I manage condominium units located within HOA communities, but I do not serve as the property manager for an HOA association itself.
Bob Guglielmi

Shortly after graduating from the University of San Francisco, Bob began his career with the Haggar Clothing Company in 1979. Over a 29-year corporate career, he advanced from Sales Associate to Vice President and West Coast Sales Manager. Following his retirement from corporate life, Bob joined SC Properties — a natural transition given his long-standing relationship with the company's founding partners, Mark Scafine and Kevin Cullinane.
Bob began investing in real estate in 1978 and has remained an active investor ever since. What started with the acquisition and improvement of single-family homes eventually expanded into multifamily apartments and commercial properties. Over the course of his career, Bob has developed more than 35 years of hands-on experience acquiring, improving, and managing a wide range of real estate assets. His strength lies in identifying opportunity in properties and enhancing both their functionality and long-term value.
Having been closely associated with the founders of SC Properties since its inception, Bob brings a deep understanding of both investment strategy and practical property operations. His background as a long-term investor and corporate executive gives clients a balanced perspective rooted in discipline, execution, and real-world experience.
Bob resides in San Mateo with his wife, Joyce, and is proud that all three of his children also live nearby in the community. Outside of work, he is passionate about home renovation — he especially enjoys getting involved early, working through floor plans and rethinking layouts to make homes more open, functional, and livable. Over the years that hands-on interest has become one of his greatest strengths, bringing a practical eye for design, flow, and long-term usability to every project.
He also enjoys time with his grandchildren, woodworking and small building projects in his garage, and collecting unique antiques and vintage pieces — with a particular appreciation for nostalgic Americana like old gas-station signs and advertising memorabilia. On weekends he can often be found at local antique fairs and markets, including the Alameda Point Antiques Faire, always searching for his next interesting discovery.
